The drive
Most people renting in Kyle are trading highway time for rent, so the drive is not a detail, it is the whole decision. These are median times from the communities within two miles of the center, measured for a weekday morning arrival.
| Destination | Typical drive |
|---|---|
| Austin, downtown | 47 min |
| UT Austin | 52 min |
| Ascension Seton Hays | 8 min |
| Texas State, San Marcos | 20 min |
| Tesla Giga Texas | 32 min |
Median across the downtown roster, traffic-aware, weekday morning.
Nearest to the city center first, each at the lowest rent our bank holds for it today.
These are our picks, and we're paid a fee by many of them when someone leases. Everything below is ordered by the deal math, not by that.
The full roster behind the numbers above.
Almost always the arithmetic. Kyle is far enough down I-35 to price well below south Austin and close enough that the drive is a commute rather than a relocation. What you trade is time on the highway, and that is worth pricing honestly before you sign.
The table above is measured traffic-aware for a weekday morning arrival, not for an empty road. It is longer than a mapping app will show you on a Sunday, and that longer number is the one to plan around.
Around the old depot square, in patches. 1 of the communities we track sit within a mile of the center. Beyond that Kyle is a driving town, and the newer subdivisions are built on that assumption.
A hospital that employs a lot of the town, a growing retail strip along the parkway, and parks. Kyle has been one of the fastest growing cities in Texas for a decade, so a good deal of what you see was built in the last few years.
